                                         PROPERTY MANAGEMENT SERVICES

                                                    PROPERTY & PRICING ANALYSIS

Pricing a property correctly is the most critical decision an owner can make. Rental price determines everything, how fast a property will rent, what type of tenant you will get etc. We will conduct a comparative market analysis for you from the Multiple Listing Service (MLS) data base.

 

                                                      MARKETING AND SHOWINGS 

Prodigy Properties INC will handle all the Marketing and Showings for your property giving you a hands off approach to getting your property leased as fast as possible. Our marketing includes:

  • List your property on our own rental website
  • Since we do have 2 licensed realtors working on your behalf, we can also place you property on the MLS (multiple listing service) which provides maximum views.
  • List your property on numerous rental housing web sites including craigslist, Zillow, Trulia etc.
  • If wanted or allowed - Placement of “For Rent” yard sign at property
  • Flyers & Bulletins
  • Professional Photos of the Property both indoor and Outdoor
  • We will schedule and coordinate all showing and follow-up will applicants until vacancy is filled
  • Feedback will be provided to the owner on the status of showings 

 

                                                             RENT COLLECTION

 

Making sure you the owner/ landlord get your rent on time we:

  • Collect first month’s rent and agreed upon security deposit.
  • Collect rents due for the entire term of the lease.
  • Billing and record keeping system that maintains timely rent notification and collection
  • Process evictions, when needed, at the cost of legal services
  • Issuance of yearly reports for your records and tax purpose
  • Late fees of 5% will be added to all rents paid after the 5th of each month.

 

                                                  MAINTENANCE AND REPAIRS

 

Prodigy Properties INC will handle the small day to day repairs of the Owners unit. 

  • Upon the owners approval Prodigy Properties INC will perform inspection of the property every 6 months, along with move-in/ out inspections
  • ANY repairs exceeding $250.00 will require the owners authorization.
  • The repair limit CAN be changed at request of the owner
  • Mainstream Properties and Management is affiliated with many different handymen and repair companies that will be used for these repairs.
  •  We do have 24 hour maintenance should an emergency arise
  • With larger, non-emergency repair items, such as carpeting, Mainstream will contact the property owner with estimates from several contractors, to see how the Owner would like to proceed. 
  • The Property Owner may also seek his/ her own estimates for such services.
  • Emergency repairs will be handled promptly Mainstream Properties and Management, but we will promptly notify the Owner of the issues.

 

                                                            EVICTION SERVICES

No owner ever wants to take on the ugly task of having to evict someone but the facts state that many renters have credit problems and that why they rent so it almost inevitable that you will come across this issue. Prodigy Properties INC is here to help with your dilemma and take this hassle off your hands

 

                                                                    FEE SCHEDULE

Prodigy Properties INC offers a variety of ways that owners can pay which gives you the payment fee that best suites you.

  • IF tenant is already in place at the beginning of contract only a set up fee of $75.00 will be charged, then the standard property management fee of 10% or $100 of one month's rents there after.
  • Property Management fee:  *90% of one month's rent for leasing fee (tenant placement) and management fee of 10% of full month's rent or $100/ month, whichever is more, (discount on tenant placement only for Property Management Clients)

FOR ANYTHING MORE THAN 5 UNITS/ PROPERTIES A DISCOUNT WILL BE OFFERED!!!

  • WE DO NOT CHARGE LEASE RENEWAL FEES
  • WE DO NOT CHARGE ONE MONTH'S RENT TO BE PLACED IN MAINTENANCE RESERVE
  • WE DO NOT CHARGE MAINTENANCE FEES WHILE YOUR PROPERTY IS VACANT

 

                                                                TENANT PLACEMENT

This service is often used when the owner wants to personally handle the day to day management of the home, but seeks assistance locating, qualifying, screening and contracting the ideal tenant. Our goal is to save you time and money by delivering you a quality tenant for your property.

 

                                                       TENANT PLACEMENT ONLY FEE SCHEDULE

  • Our tenant placement services is a one time fee of  100% of Gross Monthly Rent per Tenant.
  • No additional fee is due should tenant renew lease for additional lease term.
